Our experience over the past Twenty-Five (25) Years with NHBRC related matters has put us in a position to Assist and Advise you on how to manage your Financial Responsibilities towards the NHBRC, for single, multiple or phased projects.

The category of your enrolment can also determine your NHBRC costs, for example speculation, contract, rental, technical, greater than two (2) storeys, phased, low cost, social housing etc.

We can also assist with exclusions for specific projects such as conversions of commercial buildings into residential structures, mixed use structures for both commercial and residential of which the residential portion is less than 75% of the floor area, alterations and additions to an existing commercial and/or residential building, institutional facilities, welfare accommodation, time share, real right, boarding homes etc., saving you enormous amounts!!

There are numerous risks related to the Construction Industry which are also applicable to Residential Construction.

Professional Individuals and Entities require Insurance to protect them against claims for professional failures related to their specific profession.

Contractors All Risk (CAR) Insurance is a product protecting Developers, Home Builders, Project Management Co-ordinators and Home Owners against claims for property damage and third-party injury.

Property damage will include, improper construction, damage during construction, surrounding property, natural disasters, theft, maintenance period as per agreement.

Third party injury covers subcontractor’s injury while working on site, medical and legal cost differences (Public Liability). Other insurances include Personal Lines, Home Owners, House Holders, Commercial, Directors/Officers and Motor Stand alone.

For all Residential related entities, we specialize in Late Enrolment Guarantees to the NHBRC. No freezing of Cash and/or Assets. No Financial Statements required etc. Only an affordable Once-Off premium payment for a Five (5) year guarantee. Saving you heaps of administrative paperwork etc.

Various other guarantees are Construction, Solvency and Performance, NHBRC, Fidelity, Court and Administration Bond Guarantees.

Risk Assessments and Surveys

 

Where the NHBRC cannot confirm that you have complied with technical standards and/or that you have deviated from the prescribes standards, they have a risk to enrol the home.

In the instance that a Developer, Home Builder, Building Contractor, Project Management Co-Ordinator or Home Owner is confronted with NHBRC identified Late Enrolments and/or Non-Compliances, the NHBRC will proceed to attach a monetary value to their anticipated risk.

Once the monetary value has been established by the NHBRC you are obliged to render a financial guarantee before you can proceed with construction.

This guarantee may be provided by a list of pre-approved Insurers or Financial Institutions.

An Insurer will only issue such a guarantee once a proper risk assessment has been completed. The Facilitators have partnered with Freshfields Insurance Brokers (FSP 3503) and have been appointed by them to execute their risk assessments and surveys.

Our close relationship to Residential Construction since 1985 (35 years), including being closely involved with the NHBRC processes and procedures since 1995, fully qualifies us to assess possible defects which can manifest into possible high-risk structures.

Risk Identification, Qualification and Management Methodology are derived by utilising industry recognised best practices and codes. Our risk assessment and surveys are based on the relevant NHBRC Building Manual (2015) and SABS/SANS 10400 (2015) Manual for Residential structures

The purpose of all Risk Assessments and Surveys is to provide expert risk management advice to the NHBRC, our Insurance Partners, Facilities Management and Construction Parties. Such Risk Assessments and Surveys are to help our partners to take control of their underwriting risks. It will further assist our Partners to manage and meet their Property Management risk objectives.

Risk Assessments have never been more crucial in running a business. Insurance Companies are becoming more technical and responsible with their underwriting by spending more time in analysing the risk involved in the construction industry.

Supplier Solutions

 

The Facilitators are currently in the process to link up with reputable Building Material Suppliers as well as other Residential Related Suppliers providing items such as entrance frames, window frames, glazing, doors, electrical, plumbing, paint, tiles, kitchen cupboards, bedroom cupboards, equipped bathrooms and also green items such as solar systems and renewable energy.

This will enable Developers, Home Builders, Building Contractors, Project Management Co-Ordinators, and Home Owners to have access to a wide range of products available in the Residential Industry.

Project Cost Forecast

 

The Facilitators will soon be linking up with the Building Material and other Residential Related Suppliers such as entrance frames, window frames, glazing, doors, electrical, plumbing, paint, tiles, kitchen cupboards, bedroom cupboards, bathrooms and green items such as solar systems and renewable energy.

Our Developers, Home Builders, Project Management Co-Ordinators, Geologists, Engineers (Civil and Structural), Architects, Town Planners, Land Surveyors, Quantity Surveyors and Property Owners will then have access to building material and other residential related materials costs to assist with Material Cost Forecasts.

Additional to material cost forecasts Developers, Home Builders, Project Management Co-Ordinators, and Property Owners will also have access to labour, professional and competent persons’ cost to complete their Project Cost Forecasts.

Competent Person Registration

 

The Facilitators have extended their services to include the registration of Competent Persons (Geologists, Civil and Structural Engineers) at the NHBRC. We will compile the application and apply on your behalf. Your barcodes will be collected and delivered to you.

We will also arrange your Professional Indemnity (PI) Insurance. We are confident that we can save you financially.
